A new FICO survey found that 74% of prospective homebuyers postponed purchasing a home this year due to financial obstacles, with the figure rising to 85% among first-time buyers. High home prices and elevated mortgage interest rates remain the two biggest barriers, while many Americans also report limited understanding of the homebuying process. Despite these challenges, homeownership continues to be viewed as a symbol of financial stability, independence, and long-term security.

For many Americans, the dream of homeownership remains strong, but achieving it has become increasingly difficult. A new survey released by FICO reveals that financial pressures continue to prevent millions of prospective buyers from entering the housing market, as elevated home prices and mortgage rates outweigh growing aspirations to own a home.

The findings also suggest that affordability is only part of the challenge. Many prospective buyers, particularly those purchasing their first home, lack confidence in navigating the mortgage and purchasing process, creating another obstacle to homeownership.

Affordability Remains the Primary Challenge

According to the survey, nearly three-quarters of Americans planning to purchase a home within the next year said financial barriers prevented them from buying during the past year. Among first-time buyers, that figure increased to 85%, highlighting the growing difficulties facing households attempting to enter the housing market.

High home prices were identified as the leading obstacle, with 34% of respondents citing affordability as their biggest concern. Another 33% pointed to elevated mortgage interest rates, which have significantly increased monthly housing costs compared with just a few years ago.

These combined pressures have forced many prospective buyers to delay their plans, reduce their budgets, or continue renting while waiting for more favorable market conditions.

Many Buyers Feel Unprepared for the Homebuying Process

The survey found that affordability is not the only factor discouraging homeownership. Nearly six in ten Americans reported that they do not fully understand the homebuying process, indicating that knowledge gaps continue to affect purchasing decisions.

Among first-time buyers, uncertainty is even greater, with 64% saying they do not completely understand the steps involved in purchasing a home.

The survey also found that 22% of respondents either underestimated or were unsure how credit scores influence mortgage interest rates. Since credit scores play a significant role in determining borrowing costs, this lack of understanding may prevent some buyers from preparing financially before applying for a mortgage.

These findings suggest that financial education remains an important component of improving access to homeownership, alongside broader affordability improvements.

Homeownership Still Represents Financial Security

Despite mounting challenges, Americans continue to associate homeownership with important long-term goals. Many respondents described owning a home as a symbol of independence, financial stability, and personal achievement.

However, the current market has caused many households to reassess their timelines. The survey found that 74% of prospective buyers have either delayed or reconsidered purchasing a home within the next year, reflecting growing caution amid higher borrowing costs and economic uncertainty.

Only 15% of Americans indicated they expect to purchase a home during the next 12 months, illustrating how affordability concerns continue to suppress housing demand.

Education and Financial Preparation Could Improve Market Readiness

FICO noted that many prospective buyers could benefit from a stronger understanding of credit management, mortgage financing, and the overall homebuying process before entering the market.

Improving financial literacy may help buyers strengthen their credit profiles, better evaluate financing options, and prepare for the costs associated with purchasing a home. While education alone cannot solve affordability challenges, it may improve buyers’ ability to qualify for favorable financing when market conditions become more supportive.

The survey also reinforces the growing importance of financial planning as higher home prices and elevated interest rates continue reshaping purchasing decisions across the United States.

Market Outlook

Affordability is expected to remain the defining challenge for prospective homebuyers as mortgage rates and home prices continue limiting purchasing power. Although housing inventory has begun improving in several markets, many households remain cautious about entering the market until financing costs become more manageable.

Greater financial education, combined with improved housing affordability and expanding inventory, could gradually encourage more buyers to pursue homeownership. Until then, many first-time buyers are likely to continue postponing their plans while waiting for more favorable market conditions.
