SKN | $300 Million Student Housing Portfolio Expands Institutional Capital Across Three University Markets

Student housing is attracting another round of private capital as developers expand purpose-built communities near major universities. Tampa-based Society Hill Capital and Liberty Group are backing three developments totaling 1,681 beds and more than $300 million in projected value across Florida and Tennessee.

The investments follow an earlier partnership involving Statehouse Gaines, a 693-bed community near Florida State University that opened fully leased and was sold in 2025.

The Public Assumption

The basic investment thesis is that large universities provide a relatively durable source of housing demand. Purpose-built student communities located close to campus can serve students who want proximity and amenities without relying entirely on traditional apartment inventory.

Society Hill’s strategy is focused on student housing around Power Four universities, with the firm arguing that university growth and the limited ability to entitle and build walkable housing near campuses create barriers to new supply.

The latest portfolio extends that strategy beyond a single university. The three developments are located near Florida State University, the University of Florida and the University of Tennessee.

The Economic Breakdown

The largest project is the 219-unit, 684-bed Chapter House at the University of Florida in Gainesville. The 129-unit, 511-bed Chapter House at Florida State University is scheduled for delivery in 2027, while the Gainesville project is scheduled for 2029.

The third development is Nine at the University of Tennessee in Knoxville, a 116-unit community containing 486 beds and also scheduled for 2029.

Together, the projects represent 464 units and 1,681 beds. The developments are being undertaken by 908 Group and Batson-Cook Development Company, with Liberty providing co-GP equity alongside the developers.

The capital structure is significant because co-GP equity occupies a different position from traditional limited-partner equity. According to the source, this capital takes losses before the larger pool of limited-partner equity while potentially providing greater participation in successful development outcomes.

For the developers and capital partners, the strategy therefore depends not only on demand for student housing but also on construction execution, financing conditions and the eventual value of completed properties.

The Hidden Picture

Student housing demand can appear straightforward, but the relevant market is ultimately tied to individual university ecosystems. Enrollment trends, student preferences, competing housing supply and rental affordability can all influence whether newly delivered beds are absorbed at projected rents.

The earlier Statehouse Gaines project provides one data point for the partnership: the 693-bed property opened fully leased and sold in 2025. The source does not provide its development cost, sale price, achieved rents or operating performance, so those figures cannot be used to establish returns for the new portfolio.

The new developments also have different delivery timelines. The FSU project is expected in 2027, while the UF and Tennessee projects are scheduled for 2029. Economic conditions, construction costs and financing markets could therefore change materially before all three properties reach completion.

The concentration around major universities reduces some of the geographic diversification within the portfolio. The projects are spread across three university markets, but each remains exposed to the specific supply-and-demand dynamics of its campus and surrounding housing market.

Closing

With more than $300 million being committed to 1,681 student beds, the central question is not whether major universities create housing demand—but whether that demand will remain strong enough to absorb the new supply at the rents and valuations required to justify the development costs?
