SKN | Prestige Reacquires Dania Beach Apartments for $27.3 Million After Condo Conversion Stalls

A Dania Beach apartment complex has moved through two very different housing strategies in just two years. Prestige Companies sold the 124-unit Atlantica community to S2 Development for $36.7 million in 2024, when the buyer planned to convert the rental property into individually owned condominiums.

That strategy produced only six unit sales. Prestige and MV Real Estate Holdings have now reacquired the remaining 118 residences for $27.3 million through a deed in lieu of foreclosure.

The Public Assumption

The original transaction reflected a common real estate strategy: acquire an apartment community, convert the units to for-sale residences and capture potentially higher values from individual condominium sales.

S2 Development paid approximately $296,370 per unit when it acquired Atlantica. The company obtained a 99-year ground lease and a $30 million mortgage from Kawa Capital as part of the transaction.

The subsequent sales record suggests that the conversion did not achieve the expected absorption rate. Only six of the 124 residences were sold, leaving 118 units to be reacquired by Prestige and MV Real Estate Holdings.

The Economic Breakdown

The reacquisition price of $27.3 million represents approximately $231,355 per remaining unit. That is substantially below the per-unit figure associated with the 2024 acquisition.

The difference does not constitute a simple measure of property appreciation or depreciation because the transactions involved different circumstances, ownership structures and numbers of units. The current acquisition also occurred through a deed in lieu of foreclosure rather than a conventional arm’s-length sale.

CRE Lendco, part of Kawa Capital, provided a $22.1 million mortgage for the reacquisition.

Prestige’s new strategy is to operate the residences as workforce-housing rentals rather than continue the condominium conversion. According to the source, rents range from approximately $1,995 to $3,500 per month, depending on the unit.

The change illustrates how financing conditions can alter the economics of a residential property. A condominium conversion requires sufficient buyer demand at prices that support the development and financing structure. A rental strategy depends instead on sustained occupancy, achievable rents and operating costs.

The Hidden Picture

Atlantica consists of six three-story buildings occupying nearly five acres near Dania Beach Pier and Fort Lauderdale-Hollywood International Airport. The community contains one- and two-bedroom residences ranging from approximately 700 to 1,160 square feet.

Amenities include a pool, clubhouse, fitness center and dog park, with 237 parking spaces.

The property was originally developed by Prestige, which began construction in 2022 after entering into a ground-lease arrangement the previous year. The source attributes the eventual reacquisition to changing financing conditions and housing-market economics.

The transaction also highlights the risks involved in changing an asset’s intended use. The same 124-unit property moved from a rental model to a planned condominium conversion and is now returning to rental housing.

The failed conversion does not necessarily mean the underlying apartments lack demand. It demonstrates instead that demand for rental housing and demand for individually owned condominium units can behave very differently, particularly when financing costs and purchase affordability change.

Closing

If only six of 124 apartments could be converted into successful condominium sales, the sharper question is whether Dania Beach’s housing market ultimately supports ownership at today’s financing costs—or whether rental demand remains the more durable use for properties like Atlantica.
