SKN | Davenport Multifamily Sale at $57 Million Highlights Florida Apartment Repricing

A large discount from a property’s previous sale price can appear to signal either a distressed seller or a compelling buying opportunity. In Davenport, Hamilton Point Investments acquired the 250-unit Verso Luxury community from ECI Group for $57 million.

ECI had purchased the Class A property for $85.5 million in 2022. The latest transaction therefore represents a roughly 33% decline in the recorded sale price over approximately four years.

For buyers, such a reduction can look attractive. For the market, however, the more important question is why the same asset is changing hands for substantially less.

The Economic Breakdown

The acquisition was financed with a $40.5 million Citibank loan, with the note scheduled to mature in 2031. Based solely on the transaction figures, the financing represents roughly 71% of the $57 million purchase price.

The property was completed in 2020 on approximately 20 acres at 6100 Echelon Way. It contains 21 two-story buildings and 250 apartments ranging from one to three bedrooms, with units measuring approximately 757 to 1,477 square feet.

The physical quality of the property remains an important part of the valuation. Apartments include private patios or yards, plank flooring, washers and dryers, walk-in closets, stainless-steel appliances and nine- or ten-foot ceilings. Community amenities include a swimming pool, cabanas, spa, clubroom, business center, fitness center, outdoor kitchen, playground and 340 parking spaces.

Yet none of those specifications establishes the property’s current economic performance. The source does not provide rents, occupancy, operating expenses, net operating income or capitalization rate. Consequently, the transaction price alone cannot determine whether the buyer acquired the property below its fundamental value.

The Hidden Picture

The location provides access to Interstate 4, connecting the Tampa and Orlando markets, while the surrounding area includes retail, golf courses and green spaces. That connectivity can support renter demand, but proximity to two major metropolitan areas does not guarantee a particular occupancy level or rental-growth trajectory.

The larger issue is the repricing of multifamily real estate. A property acquired for $85.5 million in 2022 now trading for $57 million illustrates how significantly the valuation framework can change when financing conditions, investor expectations and property-level economics shift.

The comparison with Hamilton Point’s recent acquisition of a 294-unit Charlotte community also shows that the firm’s strategy extends across Southeast multifamily markets. However, the Charlotte transaction reportedly occurred at a premium to its previous sale price, demonstrating that not every apartment asset is following the same valuation path.

For Davenport, the next test will be operational rather than transactional. The property’s ability to maintain occupancy, support rents and control expenses will determine whether the lower acquisition basis translates into sustainable performance.

Closing

If a recently built Class A apartment community can trade 33% below its 2022 price while still attracting institutional financing, is this primarily an opportunity created by market repricing—or evidence that the earlier valuation assumed rental and capital-market conditions that no longer exist?
