SKN | $29.3 Million Delray Beach Sale Highlights Growing Demand for Age-Restricted Rental Housing

The sale of Solera at Avalon Trails reflects a growing interest in housing designed specifically for residents age 55 and older. Unlike conventional apartment buildings, the community consists of 74 single-story villas intended to combine rental flexibility with a lower-maintenance lifestyle.

The property was completed in 2024 at 14800 Cumberland Drive in West Delray Beach. Robbins Property Associates purchased the 7.6-acre community from 13th Floor Investments for $29.3 million.

The development includes two- and three-bedroom villas ranging from approximately 1,300 to 1,450 square feet. Its positioning is based on an increasingly important demographic question: whether older households want the services and flexibility associated with rental housing without the maintenance responsibilities of traditional homeownership.

The Economic Breakdown

The transaction values the 74-home community at approximately $396,000 per unit. That figure provides a useful reference point, but it does not by itself establish the property’s investment value.

The property was financed during development with a $14.1 million construction loan from CIBC Bank. For the acquisition, Robbins Property Associates obtained a $19.2 million fixed-rate loan from Berkadia, backed by Freddie Mac and structured for a 10-year term.

The difference between the purchase price and acquisition financing means the buyer is contributing substantial equity to the transaction. However, the source does not disclose the property’s rents, occupancy, operating expenses or expected net operating income.

Those figures are particularly important for an age-restricted rental community. Larger villas can provide more living space than conventional apartments, but they can also carry higher maintenance and operating costs. The investment case therefore depends on whether achievable rents adequately compensate for those expenses.

The Hidden Picture

Solera at Avalon Trails offers a collection of amenities including a swimming pool, cabanas, spa center, clubroom, business center, fitness center, outdoor kitchen, fire pit and playground. The community also provides 340 parking spaces for 74 homes.

The amenity package and single-story design are part of the property’s appeal, but they also represent costs that must be supported by rental income. For investors, the question is not simply whether the community looks attractive to prospective residents, but whether residents are willing and able to pay rents sufficient to support the property’s capital structure.

The transaction also comes as senior-housing investment activity increases in the region. The source notes that PGIM Real Estate recently sold a relatively new assisted-living facility in Delray Beach for at least $140 million.

That transaction is not directly comparable with Solera because assisted living involves a different operating model and resident profile. Still, together the deals show that institutional investors are examining housing tied to the aging population from multiple angles.

Closing

As more developers target older renters with larger, amenity-rich housing, the more important question for Delray Beach investors is whether demographic demand can support the rents and operating costs required to justify today’s valuations.
