SKN | Treasure Coast Home Prices Edge Higher as Single-Family Market Stabilizes

Single-family home prices are moving higher again across Florida’s Treasure Coast, signaling a gradual recovery following price declines experienced between 2023 and 2025. New market data shows every county in the region recorded year-over-year price gains in June, reflecting a housing market that has regained stability while avoiding the sharp price surges of previous years.

The modest appreciation suggests that buyers and sellers are adjusting to higher mortgage rates, with balanced market conditions helping support steady transaction activity.

St. Lucie County Leads Regional Price Growth

Among the Treasure Coast counties, St. Lucie County posted the strongest annual price increase.

The county’s median single-family home sale price rose 2.3% compared with June 2025, reaching $399,000.

Meanwhile, Indian River County recorded a 1.8% annual increase, with the median sale price climbing to $400,000.

In Martin County, where home values remain the highest in the region, the median sale price increased 1.1% year over year to $655,000.

Although the gains are relatively modest, they represent a reversal from the price declines that affected portions of the Treasure Coast housing market during the previous two years.

Limited Inventory Continues Supporting Prices

Local real estate professionals attribute the renewed price growth primarily to constrained housing supply combined with steady buyer demand.

According to local Realtor Kelley Decowski of RE/MAX in Stuart, the market remains balanced between buyers and sellers, even though available inventory remains relatively limited.

Rather than experiencing rapid appreciation, the market has entered a period of more measured growth, which may benefit both buyers and sellers by reducing volatility while preserving home values.

Industry professionals note that buyers should remain prepared by obtaining mortgage pre-approval before beginning their home search, while sellers are encouraged to price properties realistically and present well-maintained homes to remain competitive.

Affordability Continues Influencing Buyer Decisions

Although price growth has moderated, affordability remains an important consideration throughout the Treasure Coast.

Some homeowners who purchased properties before the pandemic have benefited from substantial appreciation over recent years and indicate they have little incentive to sell.

At the same time, rising home prices and elevated borrowing costs have made entering the market more difficult for many first-time buyers and younger families.

The combination of higher purchase prices and mortgage rates continues limiting purchasing power even as the pace of price appreciation slows.

Condo Market Follows a Different Path

While the single-family market has returned to modest price growth, condominiums and townhouses continue showing a different pattern.

Prices for these property types declined in both Martin and St. Lucie counties, while Indian River County recorded only a slight increase of less than 1%.

The divergence reflects varying buyer demand across different housing segments, with single-family homes continuing to attract stronger interest than attached housing in several Treasure Coast communities.

Market Outlook

The Treasure Coast housing market appears to be transitioning into a period of moderate, sustainable growth. Limited inventory continues supporting home values, while slower price appreciation may improve market stability compared with the rapid gains experienced during the pandemic years.

If inventory remains constrained and buyer demand continues despite elevated mortgage rates, single-family home prices are likely to maintain gradual upward momentum across the region. However, affordability challenges and financing costs may continue influencing purchasing decisions and limit the pace of future appreciation.
