The state has experienced substantial increases in property insurance costs due to hurricane exposure, litigation expenses and reinsurance pressures. Luxury estates place those obligations directly on individual owners, including landscaping, security, structural maintenance and waterfront protection.

In Florida’s coastal markets, these recurring costs have become an increasingly important factor in evaluating high-value properties.
