Florida consumer sentiment fell 1.9 points to 67.4 in August, marking the sixth consecutive monthly decline and leaving confidence 6.9 points below its August 2025 level. Floridians became more cautious about major household purchases, with the relevant sentiment measure falling 2.5 points to 59.5 as borrowing costs and economic uncertainty weigh on budgets. Weakening expectations for household finances and the broader economy could affect housing demand by making buyers more cautious about taking on large financial commitments.

Florida’s consumer sentiment deteriorated again in August, providing another indication that household confidence remains under pressure. The University of Florida’s consumer sentiment index declined to 67.4 from a revised 69.3 in July, while all five components of the index weakened, suggesting that caution is becoming broader rather than being concentrated in one area of household finances.

The Public Assumption

The public assumption is that moderating inflation and gasoline prices should gradually restore consumers’ willingness to spend. But the latest Florida data suggests that households are not yet responding that way.

Sentiment has now fallen 11.7 points from February’s reading of 79.1 and is 6.9 points below August 2025. More importantly for the housing market, Floridians’ willingness to purchase major household items has dropped 9.1 points since February.

That matters because housing affordability extends beyond the purchase price of a property. Buyers also have to consider financing costs, furniture, appliances and other expenses that accompany homeownership.

The Economic Breakdown

The August survey showed weakness across every component. Floridians’ assessment of their current financial situation declined one point to 62.8, while expectations for their personal finances a year from now slipped 0.3 point to 79.9.

Expectations for the U.S. economy over the next year recorded the largest decline, falling 3.1 points to 65.4. The five-year outlook also weakened by 2.6 points to 69.6.

For housing, the significance is less about sentiment itself and more about what it reveals about household decision-making. When consumers become more cautious about discretionary purchases, large financial commitments can face greater scrutiny. Higher borrowing costs can amplify that hesitation, particularly when prospective buyers are already uncertain about future income or expenses.

The Hidden Picture

Florida households are navigating several pressures simultaneously. The University of Florida reported that inflation and gasoline prices, while recently moderating, remain elevated. Labor market conditions have also weakened over the past year, while geopolitical uncertainty and changes in trade policy continue to affect the economic outlook.

Those conditions create a more complicated affordability calculation for prospective homeowners. A mortgage payment may be manageable in isolation, but households must also account for the broader cost of maintaining a home and furnishing it after purchase.

The survey itself does not establish that weaker consumer sentiment will directly reduce Florida home sales. But it does show a population becoming more budget-conscious and cautious about discretionary spending, which could influence how households approach major purchases.

UF expects confidence to remain subdued until inflationary pressures ease more substantially. Borrowing costs could also remain elevated or increase if the Federal Reserve responds to persistent price pressures.

The critical question for Florida’s housing market is whether weaker consumer confidence remains a temporary response to economic uncertainty—or becomes a sustained constraint on how much households are willing and able to spend on housing.
