SKN | Florida Dominates 2026 Retirement Rankings, but Top Cities Reveal a Cost-of-Living Tradeoff

Four Florida cities ranked among WalletHub’s 2026 top 10 retirement destinations, with Orlando, Miami, Tampa and Fort Lauderdale taking the No. 1, No. 2, No. 3 and No. 8 positions. Florida placed seven cities in the national top 25, helped by factors including affordability, recreation, health care and the absence of a state individual income tax or estate and inheritance tax. The rankings highlight a critical distinction for retirees: a city can score highly overall while affordability, activities, health care and quality of life vary substantially from one Florida market to another.

Florida’s dominance in the 2026 retirement rankings is striking, with four cities occupying the national top 10 and seven making the top 25. But for the housing market, the more important question is not simply which cities rank highest, but what is driving those rankings—and whether retirees can reconcile lifestyle advantages with local housing and living costs.

The Public Assumption

The conventional assumption is that Florida remains attractive to retirees primarily because of its tax environment and warm climate. WalletHub’s analysis suggests the picture is broader.

Orlando ranked No. 1 nationally, followed by Miami at No. 2 and Tampa at No. 3. Fort Lauderdale ranked No. 8. Cape Coral, St. Petersburg and Pembroke Pines also reached the top 25, at Nos. 13, 16 and 22 respectively.

All 11 Florida cities included in the study ranked within the national top 100.

The state’s lack of an individual income tax and state estate or inheritance tax was identified as one advantage, but WalletHub also considered health care, recreation, employment opportunities and quality of life.

The Economic Breakdown

Affordability was a major differentiator among Florida cities. Orlando ranked second nationally for affordability, while Tallahassee ranked eighth, Jacksonville ninth and Cape Coral 14th.

That matters for real estate because retirement affordability is not determined by taxes alone. Housing prices, ongoing household expenses and local price levels can materially affect how long retirement savings last.

The rankings also show why Florida cannot be treated as one uniform retirement market. Miami ranked second overall but achieved its strongest result in activities, where it placed sixth nationally. Tampa ranked 10th for activities but 34th for quality of life.

Hialeah ranked No. 31, Jacksonville No. 37 and Tallahassee No. 56, demonstrating that lower-cost markets can remain competitive even without matching the lifestyle scores of Florida’s better-known retirement destinations.

The Hidden Picture

Retirement demand can also create different housing pressures depending on the city’s demographic and amenity profile. Cape Coral had the third-highest share of residents aged 65 and older nationally, while Port St. Lucie ranked fifth.

Yet Port St. Lucie placed only No. 95 overall. Its weaker scores for activities, including museums, recreation and senior centers, reduced its position despite its significant older population.

Miami presents the opposite dynamic. Its strong score for activities reflects adult volunteer opportunities, art galleries and fishing facilities, while St. Petersburg and Fort Lauderdale tied for the most fishing facilities per capita. Tampa ranked fifth nationally for recreation.

WalletHub compared 182 cities across 45 measures covering affordability, activities, quality of life and health care. Because the study evaluates individual cities rather than entire metropolitan areas, the rankings should not automatically be interpreted as a measure of the broader housing market surrounding each city.

Closing

The critical question for Florida’s retirement housing market is whether retirees are choosing cities because they are genuinely affordable—or whether lifestyle and tax advantages are increasingly drawing buyers into markets where the cost of housing becomes the larger retirement calculation.
