SKN | Florida Housing Market Levels Off as Inventory Tightens and Price Growth Holds

September 17, 2026 •

Florida single-family home sales declined about 1.5% year over year in August, while condo and townhouse sales fell just under 2% as mortgage rates remained between 6% and 7%. Tighter inventory is providing support for prices, with single-family inventory down 13% and condo and townhouse inventory down 11.5% from a year earlier. The data points to a more stable market rather than a sharp reversal, although elevated financing costs continue to constrain affordability and sales growth.

Florida’s housing market appears to be moving into a more balanced phase after nearly a year of improving sales activity. August brought modest declines in closed transactions, but shrinking inventory and relatively firm prices suggest the market is leveling rather than entering another major downturn.

The Public Assumption

A decline in home sales can easily be interpreted as the beginning of another housing slowdown. August’s figures provide a more complicated picture.

Single-family closed sales declined approximately 1.5% from August 2025, while condo and townhouse sales fell just under 2%. New pending sales for single-family homes also declined, ending a 12-month streak of year-over-year gains.

At the same time, condo and townhouse pending sales increased slightly for the 13th consecutive month.

The mixed results suggest that demand has not disappeared, but the pace of improvement has weakened.

The Economic Breakdown

Mortgage rates have remained between approximately 6% and 7% through much of 2025 and 2026. According to Florida Realtors Chief Economist Dr. Brad O’Connor, the recent increase in rates has been sufficient to slow the growth of home sales.

Financing costs matter because even when home prices remain stable, a higher mortgage rate increases the monthly cost of purchasing the same property. This can push some prospective buyers to delay purchases or search within lower price ranges.

Florida’s August pricing data, however, did not show broad deterioration. The median single-family sale price increased just over 1% year over year to $415,000, marking the sixth consecutive month of annual price growth.

The median price for condos and townhouses increased nearly 3% to just under $298,000.

The combination of modest sales declines and continued price growth indicates that reduced transaction volume is not currently being accompanied by an equivalent increase in available inventory.

The Hidden Picture

Inventory is becoming an increasingly important variable in determining where the market goes next.

Single-family inventory was down 13% from a year earlier, while condo and townhouse inventory declined 11.5%. Single-family inventory also moved below its level from two years earlier, while condo and townhouse inventory moved closer to 2024 levels.

That tightening supply can provide price support even when financing conditions remain difficult. Sellers with limited competition may have less pressure to reduce prices, while buyers face fewer alternatives.

But statewide figures can conceal substantial differences between individual markets. Florida’s housing conditions can vary significantly by community, property type and price range, particularly where insurance, property taxes, HOA costs and maintenance expenses affect the total cost of ownership.

The data also does not establish that affordability has materially improved. A modest increase in median prices combined with mortgage rates remaining near 6%–7% still leaves financing considerably more expensive than during the ultra-low-rate period that shaped buyer expectations earlier in the decade.

Closing

If Florida sales are slowing while inventory is simultaneously tightening and prices continue to rise, is the state’s housing market actually becoming more affordable—or is it simply reaching a slower equilibrium where buyers and sellers are adjusting to permanently higher financing costs?
