SKN | U.S. Mortgage Rates Reach Nearly Three-Year High as Borrowing Costs Rise

October 2, 2026 •

The average 30-year fixed mortgage rate rose to 7.28%, up from 7.03% the previous week and the highest level since November 2023.

The increase marks the sixth consecutive weekly rise and places the benchmark rate nearly a full percentage point above its 6.34% level from a year earlier.

The 15-year fixed mortgage rate also increased to 6.60%, up from 6.42% the previous week and 5.55% a year ago.

The Public Assumption

Mortgage rates are often treated as one of the clearest indicators of housing affordability because they directly affect the cost of financing a home.

The latest Freddie Mac figures show borrowing costs moving further away from the levels seen a year earlier. The average 30-year fixed-rate mortgage reached 7.28%, compared with 6.34% a year ago.

The latest increase also extends a six-week upward streak, bringing the benchmark to its highest point since November 22, 2023, when it reached 7.29%.

The Economic Breakdown

The weekly move was significant. The 30-year fixed rate increased 25 basis points from 7.03% to 7.28%.

For a borrower financing the same amount of principal, a higher mortgage rate increases the scheduled interest cost over the life of the loan. The effect is particularly relevant for buyers who are already operating near the limits of their monthly housing budgets.

The 15-year fixed-rate mortgage also moved higher, reaching 6.60% from 6.42% the previous week. A year ago, the average 15-year rate was 5.55%.

The difference between current and previous-year rates illustrates that the increase is not simply a one-week fluctuation. Both major fixed-rate mortgage products tracked by Freddie Mac are substantially more expensive than they were one year earlier.

The Hidden Picture

Higher mortgage rates do not affect every prospective buyer equally. Existing homeowners with older fixed-rate mortgages may have little immediate exposure, while buyers entering the market or homeowners considering refinancing face current borrowing conditions.

For prospective buyers, the rate increase can affect purchasing power even if home prices remain unchanged. A buyer attempting to maintain a fixed monthly payment may need to borrow less as the interest rate rises.

The rate environment can also influence the decision to remain in an existing home rather than move, particularly for homeowners who already hold mortgages at significantly lower rates.

At the same time, the source provides mortgage-rate data but does not include current home prices, inventory, sales volume, household incomes, or affordability measurements. Those variables are necessary to determine how the rate increase is translating into actual housing-market activity.

Closing

With the 30-year mortgage rate now at 7.28% after six consecutive weekly increases, the question for the housing market is how long buyers and sellers can absorb higher financing costs before those costs begin changing transaction volume, pricing, or the decision to move.
