SKN | Credit Scores, Down Payments and Lender Competition Shape Mortgage Costs for Florida Buyers

Mortgage rates above 7% have increased the cost of purchasing a home, but borrowers with similar financial profiles may still receive different loan terms. Realtor.com research based on Freddie Mac loan data identifies three variables associated with lower mortgage rates: credit scores, down payment size and lender selection. For Florida’s housing market, these differences matter because financing costs interact with property prices, insurance premiums, taxes and condominium assessments to determine what households can actually afford.

The research found that the middle 80% of borrowers received mortgage rates spanning nearly a full percentage point within a single month. Although the national average establishes a benchmark, it does not represent the rate available to every applicant. The findings apply to conventional mortgages acquired by Freddie Mac and exclude FHA, VA, jumbo and portfolio loans, limiting how broadly the results can be applied across the housing market.

The Public Assumption

One common assumption is that mortgage rates are largely fixed by market conditions, leaving buyers with little control over borrowing costs. Market-wide yields do influence pricing, but lenders also assess borrower credit, down payment and loan characteristics. The resulting differences can affect monthly payments and purchasing power without changing the underlying price of the property.

The Economic Breakdown

Credit scores can influence the rate offered by a lender. Realtor.com found that improving a credit score from 680 to 720 was associated with an interest rate approximately 11 basis points lower. For a borrower targeting $2,000 in monthly principal and interest payments, the difference translated into roughly $3,200 in additional purchasing power under the study’s assumptions. This is an association within the analyzed loan data, not a guarantee that every borrower will receive the same improvement.

Down payment size also matters, although the benefits are not linear. The research found that moving above a 10% down payment produced the largest rate improvement among the thresholds below 20%, reducing the rate by approximately 5.5 basis points. Moving from a 15%–19% down payment to 20% generated only a small additional rate reduction. However, a 20% down payment can eliminate private mortgage insurance on qualifying conventional loans, reducing total monthly housing costs even when the interest-rate benefit is limited.

Borrowers putting down 40% or more received rates approximately 17.5 basis points below those available to borrowers putting down 20%, according to the analysis. That difference represented about $5,400 in additional purchasing power for a buyer with a $2,000 monthly principal-and-interest budget. Yet a larger down payment also ties up more capital that could otherwise remain available for emergencies, maintenance or other financial obligations.

Market Segmentation

These financing differences can have different consequences across Florida. In higher-priced coastal markets such as Miami and Naples, a comparable rate reduction may translate into a larger dollar saving because loan balances tend to be higher. Inland markets may offer lower purchase prices, but local incomes and employment conditions still determine affordability. Single-family buyers and condominium purchasers also face different ownership-cost structures, particularly when association fees and assessments add to monthly obligations.

The Hidden Picture

Mortgage qualification is not the same as sustainable affordability. Florida’s admitted-market average homeowners insurance premium has been reported at approximately $3,736 annually, including wind coverage, although individual premiums vary considerably by location and property characteristics. Condominium owners may also face HOA fees, special assessments and structural-reserve expenses under Florida’s condominium safety framework. These costs are not captured by a comparison focused solely on mortgage interest rates.

Shopping among lenders introduces another variable: a lower advertised rate may involve higher upfront fees, discount points or different loan terms. Comparing the annual percentage rate, closing costs and expected time in the property can reveal whether an apparently cheaper mortgage reduces the overall financing burden.

The central question is whether a lower quoted mortgage rate meaningfully improves a household’s long-term housing affordability once upfront capital, insurance, taxes, association costs and the opportunity cost of tying up savings are included.
