A small luxury enclave in South Florida is becoming one of the most sought-after residential communities among billionaires, celebrities, and ultra-high-net-worth buyers — not because of golf courses or beachfront access, but because of something increasingly rare: privacy.

Stone Creek Ranch, a gated 37-home community located in Delray Beach roughly an hour north of Miami, has quietly emerged as a magnet for wealthy buyers seeking security, seclusion, and large private estates away from South Florida’s increasingly public luxury waterfront scene.

Among its newest high-profile residents is Mark Wahlberg, who recently purchased a mansion in the community for approximately $37 million.

Privacy Replaces Waterfront Prestige

Unlike many ultra-luxury South Florida communities built around beaches, marinas, or golf clubs, Stone Creek Ranch offers a different type of exclusivity.

The neighborhood consists of only 37 homes, most situated on sprawling 2.5-acre lots surrounding artificial lakes that create natural separation between properties.

There are no golf clubs, public attractions, or oceanfront access points that bring constant outside traffic into the community.

According to Senada Adžem of Douglas Elliman, the lack of public access has become one of the neighborhood’s strongest selling points.

Residents avoid many of the privacy concerns that often accompany oceanfront estates in South Florida, where public beaches and sightseeing boats can expose private homes to constant visibility.

Security Has Become a Luxury Amenity

Stone Creek Ranch also offers another increasingly valuable feature for wealthy homeowners: extensive private security.

The gated community maintains 24/7 guarded entrances staffed by armed former military and law enforcement personnel, providing residents with a level of protection that has become highly desirable among celebrity and billionaire buyers.

Adžem noted that affluent buyers increasingly prioritize controlled-access communities where they can reduce the need for extensive private security teams at individual homes.

“The clients who can be on the ocean and can afford to pay 100-million-plus for a property will actually have to hire security personnel just for themselves,” she explained.

Record-Breaking Sales Reshape the Neighborhood

Stone Creek Ranch was originally developed in the early 2000s near the Arthur R. Marshall Loxahatchee National Wildlife Refuge.

Before the luxury boom accelerated, homes in the neighborhood typically traded for around $6 million.

That changed dramatically after Adžem listed a property in the community for $20 million in 2018 — a price point considered highly ambitious for the area at the time.

The home eventually sold and later resold multiple times before being acquired by Wahlberg in late 2025 for approximately $37 million after a major renovation.

Another major transaction involved Russell Weiner, founder of Rockstar Energy Drink, who reportedly purchased two properties in the neighborhood for a combined $43 million.

Mansion-Scale Living Defines the Community

The neighborhood’s large lots allow developers to build expansive estate-style properties rarely possible in denser coastal markets.

Wahlberg’s new residence at 9200 Rockybrook Way spans more than 18,000 square feet and includes seven bedrooms, 10 full bathrooms, two powder rooms, a home theater, cigar lounge, wine cellar, gym, sauna, guesthouse, and a massive resort-style swimming pool containing approximately 170,000 gallons of water.

The home was developed and remodeled by luxury developer Aldo Stark and includes custom agate and onyx finishes, along with fully furnished interiors and stocked amenities.

Florida’s Luxury Market Continues Evolving

The growing popularity of communities like Stone Creek Ranch reflects a broader shift within Florida’s ultra-luxury housing market.

While waterfront mansions and penthouses continue commanding record prices, a growing number of wealthy buyers are prioritizing privacy, land, security, and lifestyle control over traditional status symbols such as beachfront visibility or club memberships.

For many buyers, exclusivity today increasingly means invisibility.

Luxury real estate professionals say that trend has intensified as more high-profile individuals relocate to Florida from high-tax states while seeking properties that function as long-term primary residences rather than vacation homes.

Privacy Emerging as a New Status Symbol

The rise of ultra-private communities highlights how the definition of luxury continues evolving in South Florida’s real estate market.

Instead of prioritizing public-facing prestige, many affluent buyers now seek controlled environments that offer isolation, security, and freedom from public exposure.

In a region long defined by oceanfront spectacle and highly visible wealth, communities like Stone Creek Ranch suggest that privacy itself may now be one of the market’s most valuable luxury commodities.
