Florida recorded the highest number of residential investment property purchase loans in the United States during 2025. Lenders originated 31,578 investment property purchase loans across Florida, representing nearly 11% of all home purchase originations in the state.

Investor activity remained stable despite elevated borrowing costs, increasing 1.4% compared to 2024. Lower-priced homes and properties with rental potential continue to attract the strongest investor interest.

Florida Continues to Lead Investor Activity

Florida maintained its position as the nation’s leading market for residential investment property lending in 2025, highlighting the state’s continued appeal among real estate investors despite higher mortgage rates and a more balanced housing market.

According to an analysis of 2025 Home Mortgage Disclosure Act (HMDA) data by Mortgage Research Network, lenders originated 31,578 residential investment property purchase loans across Florida during the year. The state ranked first nationally by loan volume, ahead of Texas, California, North Carolina, and Pennsylvania.

The report indicates that while investor demand has moderated from pandemic-era highs, it remains a meaningful component of Florida’s residential housing market.

Investor Share Remains Significant

Investment property loans represented 10.82% of all home purchase originations in Florida during 2025, placing the state tenth nationwide based on investor market share.

In practical terms, approximately one out of every ten purchase loans originated in Florida involved an investment property rather than an owner-occupied residence.

Although investor participation remains meaningful, the data also demonstrates that owner-occupant buyers continue to account for the overwhelming majority of residential home purchases throughout the state.

Activity Holds Steady Despite Higher Rates

Unlike the rapid investor expansion experienced during the low-interest-rate environment of 2021, recent activity reflects a much more stable market.

Florida’s investment property purchase originations increased by approximately 1.4% between 2024 and 2025, suggesting investors continue to find opportunities despite elevated financing costs.

Nationally, investment lending has also stabilized following the pandemic housing boom. Purchase originations increased 15.7% between 2023 and 2025 as investors gradually returned to the market under more normalized interest-rate conditions.

Lower-Priced Properties Continue to Attract Investors

The report found that investment properties generally remain more affordable than the broader housing market.

Nationwide, the median investment property loan amounted to approximately $235,000, while the median investment property value reached $345,000. By comparison, the median value for all residential home purchases stood at approximately $375,000.

These figures suggest many investors continue targeting moderately priced homes that offer favorable rental income potential or opportunities for long-term appreciation.

Rental Demand Supports Investment Activity

Florida’s sustained population growth, expanding employment base, and continued migration have helped maintain strong demand for rental housing across many metropolitan areas.

As a result, investors continue focusing on single-family homes, multifamily properties, and residential assets capable of generating stable rental income.

Markets offering attractive cash flow, growing tenant demand, and long-term appreciation prospects remain particularly appealing despite higher borrowing costs.

Implications for Buyers and Sellers

Investor participation continues to influence competition across selected housing segments, particularly entry-level homes and properties with rental potential.

For sellers, investor demand may create additional pricing support for well-located properties that appeal to both owner-occupants and rental investors.

For homebuyers, investor competition may remain strongest among lower-priced listings, where affordability and investment returns continue to align. Understanding neighborhood rental demand, pricing trends, and available inventory can help buyers navigate markets where investors remain active participants.

Florida Housing Outlook

Current lending data suggests Florida’s investment market has entered a period of stability rather than rapid expansion.

While higher financing costs have reduced speculative buying compared to previous years, investors continue viewing Florida as one of the country’s most attractive residential real estate markets due to its long-term demographic growth, rental demand, and economic expansion.

As inventory gradually improves and pricing becomes more balanced, investor activity is expected to remain an important factor shaping competition across many local housing markets.

Bottom Line

Florida continues to lead the nation in residential investment property lending, demonstrating that investor confidence remains resilient despite elevated mortgage rates. Although investment activity is no longer accelerating at pandemic-era levels, steady demand for rental properties and moderately priced homes continues to influence local housing markets. For both buyers and sellers, understanding investor participation remains an important part of evaluating market conditions and pricing opportunities.

Florida’s residential investment market continues to evolve alongside changing interest rates, expanding housing supply, and shifting affordability dynamics. While investors have become more selective, the state’s population growth, rental demand, and long-term economic outlook continue to support sustained investment activity across many metropolitan areas.
